Understanding U-values in Building Regulations projects

What a U-value represents—and why the real construction build-up matters.

A measure of heat flow

A U-value expresses heat transfer through a building element under defined conditions. Lower values indicate less heat flow, but the number is meaningful only when the construction and calculation assumptions are correct.

More than insulation thickness

The calculation can include internal and external surface resistances, material layers, air spaces and repeating thermal bridges such as studs, mortar joints or framing. Product conductivity and installation arrangement both matter.

Elemental and whole-building roles

A U-value may be checked against guidance for an individual element, used within a whole-dwelling SAP assessment, or included in an area-weighted comparison. Passing one test does not automatically establish compliance with every other requirement.

Specify the build-up

A good report states the layer sequence, thicknesses, conductivities and key assumptions so the drawing and specification can be coordinated.
