Overview
A new-build EPC follows the as-built energy assessment and is different from an ordinary existing-dwelling EPC survey. The final certificate depends on accurate as-built information and, where required, evidence of the completed construction and services.

What is included
The agreed service covers review of completion information, reconciliation of the as-built SAP model and production and lodgement of the on-construction EPC when the necessary evidence and accreditation requirements are satisfied. Any outstanding information is identified before final issue.
Information to send
Provide the design-stage SAP report and available model information, final drawings, installed product specifications and records of changes made during construction. Include available air-test results, commissioning information and photographic evidence relevant to the assessment route.
Scope, fees and timing
This service concerns completed new dwellings and applicable conversions. It is not an existing-home EPC survey for a routine sale or letting. If another assessor undertook the design stage, send their reports first so we can establish what can be used and whether further modelling is needed.
